How to calculate a mortgage payment

The amount financed is the home price minus your down payment. That loan is repaid as a fixed monthly instalment of principal and interest; annual property tax and home insurance are divided by 12 and added on top to give your full monthly housing cost.

Formula
Loan = Price − Down payment; Payment = EMI(loan) + (tax + insurance) / 12

Example. On a ₹50,00,000 home with ₹10,00,000 down at 8.5% over 20 years, the loan is ₹40,00,000 and the principal-and-interest payment is about ₹34,713 per month.

How much down payment should you make?

A larger down payment reduces the loan amount, your monthly payment and the total interest paid - and may unlock a better rate. Lenders often expect at least 10–20% of the home price upfront. Balance a bigger down payment against keeping an emergency fund.

Frequently asked questions

What's included in the monthly payment?

Principal and interest always. This calculator also lets you add annual property tax and home insurance, which are spread across 12 months - together often abbreviated PITI (Principal, Interest, Taxes, Insurance).

Does a bigger down payment lower the rate?

Often, yes. A larger down payment reduces the lender's risk, which can earn you a lower interest rate and avoids extra costs like mortgage insurance on high loan-to-value loans.
